The conditions of purchasing an apartment in the sun-lit “Palmira”, a bright and unique building, are transparent and logically grounded.
After the manager of department informs you in details with the project, standard plan of the apartments and the conditions of purchasing, you will choose the apartment which meets your needs and wishes, determine your choice of the floor, total space and orientation of the apartment as to the parts of the world and the sources of financing the purchase (self-financing, credits of banks, loans of credit unions).
2. After you make the choice, you will conclude the Agreement of reservation the apartment and the order of payment for bonds with the company “Odessa Entertainment Center”. Based on the conditions of the Agreement the apartment chosen by you shall be reserved for the whole period until complete payment and putting the complex into operation. The purchase of special bonds in the number corresponding to the space of the apartment chosen is the obligatory condition of acquiring the apartment. For concluding the agreement, you should submit your passport valid for the period of concluding the agreement and individual tax payer’s code.
3. Being guided by the legislation of Ukraine, the company–developer issued securities (nominal bonds bearing no interest), the cost of which is equal to the cost of the apartment; the order of issuing, allocating and turnover of the bonds is determined by the law of Ukraine “On securities and stock exchange” and it is continuously controlled by the State commission on securities and stock market of Ukraine. For purchasing the apartment, you should purchase the number of bonds in proportion to the space of the apartment. One bond entitles you to 0,01 sq. m of the total space of the apartment. To purchase the bonds you should conclude the Securities Sales Agreement with the authorized bank, which will fix the terms of making payments in accordance with the payment schedule agreed with the future owner of the apartment. Apart from the Security sales agreement, specialists of the bank will help you to register a number of documents necessary for opening an account in securities.
4. After construction is completed and the house put into operation, the bonds shall be retired and can be exchanged for the living space by concluding the Apartment Sales Agreement. The final step in the process of purchasing the apartment is the registration of the Technical passport with the Bureau of technical inventory and obtaining the Certificate of title.
